Nottingham is our home city
We work from Gothic House on Barker Gate, a couple of minutes from the Lace Market’s converted warehouses. So we know this building stock from the inside.
The Lace Market is the hard one: Victorian warehouse floors turned into studios and agency offices, solid brick, enormous single-glazed sashes and heating bolted on in stages over a century. Hockley is independent retail and hospitality with flats stacked above. Around Old Market Square, Castle Meadow Road and Castle Wharf you get the bigger office floorplates, including 1960s and 1970s blocks that rate badly until someone actually surveys the lighting.
Then the industrial side: Colwick, Lenton Lane, Blenheim in Bulwell, the sheds off the ring road, Nottingham Science Park and the NG2 offices on Queens Road. Add the Island Quarter and Broad Marsh regeneration and almost every building type in England is within four miles of our desk.
Commercial EPCs across the city
You need a valid commercial EPC whenever non-domestic premises over 50m² are built, sold, let or substantially refurbished. It lasts ten years.
We survey offices, shops, pubs, salons, clinics, gyms, workshops, warehouses and mixed-use buildings with retail below and flats above — the Hockley and Mansfield Road pattern. Multi-let buildings are routine: we work out what needs certifying as a separate unit before we quote, so you are not paying for assessments you do not need.
Domestic EPCs for Nottingham homes
Nottingham’s domestic stock is dominated by Victorian and Edwardian terraces — Forest Fields, Sneinton, Radford, Meadows — alongside the huge student HMO belt through Lenton, Dunkirk and parts of Sherwood.
HMOs need care. Where a property is let room by room, the assessment and the certificate have to match how the building is actually arranged, and Nottingham City Council’s licensing and selective licensing requirements mean landlords here get asked for paperwork more often than most. We also do new-build estates at Clifton, Gamston and Edwalton, and city-centre apartments.
DECs for public buildings
Display Energy Certificates apply to public authority buildings over 250m² that are visited by the public — schools, academies, leisure centres, libraries, health premises. Over 1,000m² the DEC is annual; below that it runs for ten years with a seven-year advisory report. We handle Nottingham schools and trust estates as a batch where that is easier for you.
MEES in a city of old buildings
You cannot grant a new lease on commercial premises rated F or G, and enforcement sits with Nottingham City Council Trading Standards. Non-domestic MEES penalties reach £150,000 per property. Failing to produce an EPC at all is a separate, smaller penalty of £500 to £5,000 — different rule, different fine.
That matters here because solid-brick warehouse conversions and pre-war shop units fail more often than owners expect. In the private rented sector, homes must reach EPC C by 1 October 2030, which is a real deadline for anyone holding Nottingham terraces.

Frequently asked questions
How quickly can you get to a Nottingham property?
Quicker than anywhere else we cover, because our assessors are based in the city. If a completion or a lease signing is waiting on the certificate, say so when you enquire and we will prioritise the slot.
Can you assess a listed building in the Lace Market?
Yes. Listed and conservation-area buildings still get assessed, and the heritage exemption from EPC requirements has been removed under the 2026 reforms. We record what is actually there and set out improvements that are realistic for a protected building.
Do you cover Beeston, West Bridgford and Hucknall?
Yes, and the rest of Nottinghamshire. Those three are effectively home turf and usually get same-week availability.
How long is an EPC valid?
Ten years, unless the building or its services change significantly. Send us the address and we will check the national register for you before you pay for anything.
