A university town with heavy engineering still in it
Loughborough is unusual: a market town centre, a very large university, and genuine industrial manufacturing all inside the same ring road.
The commercial centre is the Market Place, Carillon Court and the Victorian and Georgian retail frontages along Baxter Gate and High Street, much of it with offices or flats above. North of the centre, Nottingham Road carries the historic engineering works, and the bell foundry on Freehold Street is a listed working factory of a kind you will not find anywhere else.
Industrial and business floorspace sits on Belton Road, the Dishley estates, Charnwood Edge Business Park out towards Cossington, and the Loughborough University Science and Enterprise Park, which mixes modern lab and office buildings with older campus stock.
Then the canal wharf, the Great Central Railway buildings, and a steady flow of unit conversions as light industry gives way to trade counters and gyms.
Commercial EPCs in Loughborough
Commercial premises over 50m² need a valid EPC when built, sold, let or substantially refurbished. It lasts ten years.
Science park and business park units are straightforward. Town-centre retail with residential above needs the boundary between domestic and non-domestic getting right, and old engineering buildings need an assessor who will actually walk the plant room rather than guess at the heating.
Domestic EPCs: a town built on student lets
Loughborough has one of the densest student rental markets in the Midlands. Storer Road, Ashby Road, Forest Road and the streets around them are Victorian and Edwardian terraces and semis let room by room, year in, year out.
HMO assessments need to reflect how the property is actually let and heated, not an idealised single-household layout. Get that wrong and the rating is wrong.
Beyond the student belt there are 1930s semis, the new estates at Grange Park and the Garendon urban extension, and out in Charnwood the stone and slate properties of Quorn, Woodhouse Eaves and the Charnwood Forest villages — often off the gas grid.
DECs for campus and public buildings
Public-authority buildings over 250m² visited by the public need a Display Energy Certificate displayed, renewed annually above 1,000m². That takes in schools, academies, leisure centres, libraries and civic buildings across Charnwood. We can survey several sites in a single visit.
MEES for student landlords
You cannot let commercial premises rated F or G, enforced locally by Charnwood Borough Council Trading Standards, with non-domestic MEES penalties reaching £150,000 per property. Failing to provide an EPC at all is a separate penalty of £500 to £5,000.
On the residential side the deadline is the one student landlords should be watching: privately rented homes must reach EPC C by 1 October 2030. A terrace let to six students, with solid walls and a long-serving boiler, is typically a D or E today. Ten years of back-to-back tenancies does not leave much room for works, so the sensible move is to plan improvements into a summer void now rather than in 2029.

Frequently asked questions
Can you do a batch of student houses between tenancies?
Yes, and that is a big part of what we do here. Give us the addresses and the void window and we will survey them in blocks, with every certificate lodged within 48 hours of its survey.
Do you cover Shepshed, Quorn and the Charnwood villages?
Yes, all of them, at the same price as a Loughborough town survey — including the stone and off-gas properties in Woodhouse Eaves, Mountsorrel and the Forest villages.
Does an HMO need one EPC or one per room?
Normally one EPC for the whole property, where it is let as a single dwelling-house in multiple occupation. Self-contained flats with their own facilities each need their own. Send us the layout and we will confirm before you book.
How much does an EPC cost in Loughborough?
It depends on floor area, building type and how many properties you are doing at once. We quote a fixed price up front, so the number you are given is the number you pay.
