Birmingham’s building stock, from Colmore Row to Tyseley

Birmingham puts more building types inside one city boundary than anywhere else in the Midlands. The Colmore Business District holds the big professional floorplates — Colmore Row banking halls, 1960s towers, the newer blocks around Snow Hill and Paradise. Brindleyplace and Broad Street add canal-side offices from the 1990s. Ten minutes north, the Jewellery Quarter is still a working district of Georgian and Victorian workshops, much of it listed or inside a conservation area. Digbeth is railway arches, the Custard Factory and converted industrial sheds. Then there is the Bullring and Grand Central retail core, the trading estates at Tyseley, Witton, Aston and Nechells, and the out-of-town business parks towards Solihull and the airport.

Each of those asks a different question of an energy assessor, and a default-driven assessment will get several of them wrong.

What we certify here

Three things: commercial (non-domestic) EPCs, domestic EPCs and Display Energy Certificates. A commercial EPC is required when premises over 50m² are built, sold or let, and lasts ten years. A DEC is required for public buildings over 250m² — Birmingham has a lot of them, from academy trusts across the east of the city to leisure centres and civic offices.

Birmingham homes and what they do to a rating

Birmingham’s housing is mostly pre-1945 and it shows in the ratings. Long Victorian and Edwardian terraces run through Balsall Heath, Sparkhill, Small Heath and Handsworth — solid brick, no cavity, often with later rear extensions that complicate the measurement. Interwar semis fill Hall Green, Kingstanding and Erdington. There is substantial ex-local-authority stock, including the system-built blocks and the rebuilt estate at Castle Vale, and a dense student HMO market around Selly Oak. City-centre new-build apartments sit at the other end of the scale and usually rate well.

If you let a Victorian terrace in B11 and a 2019 flat in B1, expect two very different conversations about EPC reform and 2030.

MEES risk in a city of old buildings

You cannot grant a new lease on commercial premises rated F or G. Birmingham City Council’s trading standards team enforces that, and non-domestic MEES penalties reach £150,000 per property — separate from the £500 to £5,000 penalty for simply failing to provide an EPC when you market a building.

The exposure here is concentrated in exactly the stock Birmingham is known for: Jewellery Quarter workshops, Digbeth conversions, small shop units with flats above on Soho Road or Stratford Road. Listed status does not automatically exempt you. It affects which improvements are reasonable, which is a different test — and one worth getting assessed properly before you assume an exemption applies.

On the domestic side, privately rented homes need to reach EPC C by 1 October 2030. For a terrace in Sparkbrook that is a planning job, not a panic.

Who we work for in Birmingham

Office landlords and asset managers in the core. Commercial and letting agents who would rather use one supplier for the whole West Midlands than chase five. Owner-occupiers selling a unit on an estate. Academy trusts and public bodies needing DECs on time. Portfolio landlords with mixed residential and retail along the high streets.

Getting there, honestly

We are Nottingham-based. Birmingham is an hour down the M42 and we are in the West Midlands most weeks, but we are not pretending to have an office on Colmore Row. We plan instead: Birmingham and Black Country jobs go into the same run, you get a firm date rather than a window, and travel sits inside the fixed quote.

That suits portfolio work. Eight units across Tyseley and Witton, or a mixed block in the centre, are faster and cheaper on one visit than drip-fed singly.

We also cover Solihull, Sutton Coldfield, Coleshill, West Bromwich, Walsall, Dudley, Halesowen, Oldbury, Smethwick, Tamworth and Redditch on the same runs.

Why EPC GO

Our assessors are Elmhurst-accredited and we lodge your certificate within 48 hours of the survey. You get a fixed price before we book, one person handling the job from enquiry to lodgement, and an assessment built on what we measure and photograph on site rather than the software defaults that quietly push a rating down. Every survey includes a measured floor plan at no extra cost, which landlords and agents tend to find useful long after the certificate is filed.

Frequently asked questions

Do you cover Solihull, Walsall and the Black Country?

Yes. Solihull, Sutton Coldfield, Walsall, West Bromwich, Dudley, Halesowen, Oldbury and Smethwick are all part of the same West Midlands run as Birmingham, and they are priced the same way.

Can you survey a listed Jewellery Quarter workshop?

Yes, and carefully. Listing does not remove the need for an EPC, nor does it automatically exempt you from MEES. We assess the building as built and tell you honestly whether a registered exemption is the right route.

How quickly can you get a Birmingham booking?

Tell us your deadline when you enquire. We batch West Midlands work, so more notice means a better chance of the exact day you want — and lodgement is within 48 hours of the visit either way.

Do you handle several units in one building?

Yes. Multi-let offices, parades of shops and estate units are quoted as a batch and surveyed in one attendance, which is almost always the cheaper option.
