Mansfield’s commercial stock is a post-industrial mix
Mansfield is a working town with property to match, and very little of it is purpose-built modern office space.
The centre is Market Place, the Four Seasons centre and the long run of shops under the viaduct — mostly Victorian and interwar retail with storage or flats above. Away from that you have the old textile and hosiery mills, including the restored cotton mill complex at Pleasley Vale that now runs as a business park, plus Hermitage and the other surviving mill buildings.
The industrial side sits on Crown Farm Industrial Park, Oakham Business Park, Millennium Business Park, Hamilton Road and the larger Sherwood Business Park at Annesley by junction 27. Much of it is 1980s and 1990s steel-portal sheds, with newer logistics units built on reclaimed colliery land across Ashfield and the Sherwood corridor.
That mix — old masonry retail, converted mills, metal-clad sheds — means no two Mansfield EPCs look alike.
Commercial EPCs in Mansfield and Ashfield
Non-domestic buildings over 50m² need a valid EPC when sold, let, newly built or substantially refurbished, and it lasts ten years.
Portal-frame units are usually quick. The older town-centre shops and mill floors take longer because the fabric is layered: original brick, a 1970s suspended ceiling, three generations of heating. Those are exactly the buildings where a careless assessment costs you a band.
Domestic EPCs across the coalfield towns
Mansfield’s housing is shaped by the pits. You have tight rows of Victorian and Edwardian colliery terraces, large interwar and postwar estates like Bellamy Road and Ladybrook, 1960s semis, and newer estates built on former pit sites around Clipstone, Rainworth and Shirebrook.
The terraces and older council stock are the MEES problem: solid or early cavity walls, electric heating in places, and a lot of properties sitting at D or E. The newer estates rate well. We also do flats over town-centre shops, which need their own treatment because of the commercial space below.
DECs for schools and council buildings
Public buildings over 250m² visited by the public need a Display Energy Certificate on display — schools, academies, leisure centres, libraries and council premises. Over 1,000m² it is renewed each year. We are happy to batch a trust’s sites into one booking.
Who we work with
Landlords with small portfolios of ex-colliery terraces. Letting and estate agents in Mansfield, Sutton and Kirkby who need certificates lodged fast. Owner-occupiers selling a unit or a shop. Academy trusts and public bodies needing DECs.
MEES in a low-value rental market
You cannot grant a new lease on commercial premises rated F or G. Mansfield District Council Trading Standards enforces it, and penalties for non-domestic MEES breaches reach £150,000 per property. The £500 to £5,000 band is a different thing — that is the fine for not providing an EPC at all.
MEES hurts more where rents are modest, because the cost of upgrading is the same as in an expensive town while the rent is not. That is why we always give you the cheapest realistic route to compliance first: lighting, controls and insulation usually move the needle before anything structural.
For homes, the private rented sector must reach EPC C by 1 October 2030.

Frequently asked questions
Do you cover Sutton-in-Ashfield and Kirkby?
Yes. Sutton-in-Ashfield, Kirkby-in-Ashfield, Hucknall and the rest of Ashfield are on the same run as Mansfield, priced the same. Note that Ashfield District Council, not Mansfield District Council, enforces MEES in those towns.
My rental terraces are stuck at E. What moves them to C?
Usually loft insulation topped to current depth, low-energy lighting throughout, heating controls, and then either cavity or internal wall insulation depending on the construction. We set out the options with the band each one buys you.
Can you survey an empty unit without the landlord present?
Yes, as long as we can get keys and the power is on for plant inspection. Tell us who holds access when you enquire.
How long is a commercial EPC valid for?
Ten years, unless the building or its services change significantly. We will check the register for an existing certificate before you book.
