New manufacturing on old steel land

Rotherham is the clearest example in the region of modern industrial property built directly on top of heavy industrial history, and both halves turn up in our workload.

The new half is the Advanced Manufacturing Park at Waverley and Catcliffe — research, engineering and high-spec industrial buildings on former colliery land — with the Waverley community still growing around it. Up in the Dearne Valley, Manvers has done the same trick: large distribution and office floorspace on reclaimed pit and works sites.

The older half is Templeborough and the Don corridor, where steel still operates alongside ageing sheds and trade units, plus the works stock around Aldwarke and Parkgate. The town centre itself is traditional market-town retail around All Saints’ Minster and the markets, much of it Victorian brick with upper floors underused, now being reshaped by the Forge Island regeneration.

Commercial EPCs in Rotherham

Non-domestic buildings over 50m² need a valid EPC at sale, letting, new build or substantial refurbishment. It lasts ten years.

Waverley and Manvers buildings are modern and generally rate well. The older Templeborough and Parkgate units are the opposite: uninsulated metal cladding, warm-air heaters, high-bay discharge lighting and no zoning. Those buildings can fail MEES outright, and the fix is usually lighting and controls before anything else.

Town-centre retail with vacant upper floors is its own problem — part of the building unheated, part in use, and the assessment needs to reflect that accurately.

Domestic EPCs across the borough

Rotherham’s housing is dominated by ex-colliery and steelworker terraces in Maltby, Dinnington, Thurcroft, Rawmarsh and Canklow, plus large interwar and postwar council-built estates in East Dene, Herringthorpe and Kimberworth.

That stock sits mostly between D and E, which puts it squarely in the path of the 2030 domestic deadline. At the other end, Waverley, Bramley and Ravenfield are modern estates that certificate at B or C easily, and the western villages around Wentworth and Thorpe Hesley bring stone cottages and period property into the mix.

DECs for schools and public buildings

Public-authority buildings over 250m² visited by the public need a Display Energy Certificate displayed — annually above 1,000m², otherwise a ten-year certificate with a seven-year advisory report. Rotherham’s schools, academies, leisure centres and civic buildings all qualify, and we are happy to run a whole trust estate as one scheduled job.

Who we work with

Industrial landlords and agents on the estates. Residential landlords with terraced portfolios. Estate and letting agents across the borough. Owner-occupiers selling premises. Academy trusts and public bodies needing DECs.

MEES in a borough of older industrial units

You cannot grant a new lease on a commercial property rated F or G. Rotherham Metropolitan Borough Council Trading Standards enforces it, and non-domestic MEES penalties reach £150,000 per property. The separate £500 to £5,000 penalty is for failing to provide an EPC at all — two distinct breaches, often confused.

For older sheds, the cheapest compliance route is almost always LED lighting with daylight and occupancy controls, followed by destratification or heater replacement, then roof insulation. We will tell you which combination gets you over the line and roughly what it costs, not just hand you the software output.

Privately rented homes must reach EPC C by 1 October 2030, which is the bigger planning job for anyone holding Maltby or Dinnington terraces.

Frequently asked questions

Do you cover Maltby, Dinnington and the Dearne Valley towns?

Yes, the whole of Rotherham MBC. Maltby, Dinnington, Thurcroft, Swinton, Wath upon Dearne, Rawmarsh and Manvers are all within our standard Rotherham run at the same fixed price.

My industrial unit is rated F. What is the fastest way to E?

In most older sheds, LED lighting with proper controls does the heaviest lifting, followed by heating plant and roof insulation. We will model the options and tell you which single measure gets you compliant soonest.

Can you survey a tenanted unit?

Yes. We need access to the main plant and a walk of the floor area, and we will work around the tenant’s hours. Let us know who holds access when you enquire.

How many properties can you survey in a day?

It depends on size and travel, but a block of terraced houses or a row of small units can usually be done together. Send the list and we will plan the round and quote it as one job.
