A rebuilt centre and an engineering hinterland
Coventry’s commercial property divides neatly in two, and the two halves behave nothing alike. The city centre is largely a post-war rebuild: the Upper and Lower Precinct, Cathedral Lanes, the ring road and a generation of concrete-framed offices and retail that have been re-clad, sub-divided and re-let many times over. Friargate, by the station, is the modern counterweight — new high-specification office floorplates with the ratings you would expect.
Out from there, the picture is industrial. Ansty Park carries advanced manufacturing and research occupiers in large modern units. Prologis Park, Binley Business Park, Westwood Business Park and the Whitley area add offices and sheds, while the older engineering stock around Foleshill, Canley and Torrington Avenue is 1950s and 60s steel-frame with single-skin cladding and gas warm-air heating.
Commercial EPC, domestic EPC and DEC
We do all three in Coventry. Commercial EPCs for anything over 50m² being sold, let, newly built or substantially refurbished. Domestic EPCs for houses, flats and HMOs. And DECs for public buildings over 250m², which in Coventry means a great many — the two universities, their halls and faculty buildings, schools across the city, leisure centres and council premises.
Coventry housing and the EPC it produces
Coventry’s housing was built for the motor trade, and it is unusually consistent. Large interwar and immediate post-war estates at Radford, Tile Hill, Canley and Willenhall, much of it originally council-built and now part privately owned. Cavity-walled 1930s semis across Coundon and Cheylesmore. Victorian terraces concentrated in Earlsdon, Stoke and Hillfields. Then a very large student market: thousands of HMOs and purpose-built blocks around the city centre and the Canley corridor.
That mix is good news for ratings. Most of Coventry’s stock has fillable cavities and loft space, which means the route from D to C is usually short and genuinely costed rather than theoretical.
MEES, and who enforces it here
Letting non-domestic property rated F or G is unlawful, and Coventry City Council’s trading standards service enforces it. The penalty for a non-domestic MEES breach reaches £150,000 per property. Failing to provide an EPC at all is a separate and smaller offence, at £500 to £5,000.
The practical risk in Coventry sits in the older industrial estates and the sub-divided city-centre units above shops. A 1960s warehouse with a flat roof, no insulation and warm-air heating can land on F without anyone expecting it. Future tightening of the non-domestic standard has been consulted on but no dates are confirmed, so the sensible move is to know your number now and improve on your own timetable.
For privately rented homes, the target is EPC C by 1 October 2030 — relevant to every student landlord in CV1 to CV5.

Coverage and travel from our Nottingham base
Coventry is about an hour from us on the M1 and A46, and we are candid about what that means: a planned visit, not a drop-in. Coventry and Warwickshire work goes into scheduled runs, with a firm date and the travel inside the fixed quote.
That pays off on multi-property work. Four units at Ansty, a parade in Earlsdon or a dozen student houses before the summer turnaround can be surveyed across one or two planned days rather than as separate call-outs.

Nuneaton, Bedworth, Rugby, Kenilworth, Leamington Spa, Warwick and Solihull are all covered from the same schedule.
Why landlords and agents use us
Elmhurst-accredited assessors, so your certificate is lodged correctly first time. Lodgement within 48 hours of the survey. A fixed price agreed before we book anything. One named contact rather than a call centre and a subcontractor. And an evidence-led survey — we measure, photograph and record the construction rather than letting the software assume the worst, which matters on exactly the kind of altered buildings Coventry is full of. A measured floor plan comes with every survey at no extra charge.
Frequently asked questions
Do you cover Nuneaton, Rugby and Leamington Spa?
Yes. Nuneaton, Bedworth, Rugby, Kenilworth, Leamington Spa and Warwick are all within our Coventry run, and they are quoted on the same fixed-price basis.
Can you do a block of student HMOs before the summer changeover?
Yes, and it is work to book early. Send the addresses and access arrangements and we will plan them into consecutive days, which keeps the cost per property down.
My unit at Foleshill is rated F. What now?
You cannot grant a new lease on it as it stands. We will show you what is driving the rating — usually fabric and heating on that stock — and set out the shortest practical route to E, or whether an exemption genuinely applies.
Do you handle DECs for Coventry schools?
Yes. Public buildings over 250m² need one, annually above 1,000m². We survey around the school day or in the holidays, whichever disrupts less.
