Grid squares, pavilions and sheds

Milton Keynes is the easiest city in the country to navigate and one of the more interesting to assess, because almost all of its commercial stock was built in three or four distinct waves. Central Milton Keynes gives you the boulevard offices along Silbury, Midsummer and Witan Gate — large floorplates, deep plan, heavily glazed, many dating from the 1980s and 90s and now on their second or third fit-out. Linford Wood and Knowlhill add low-rise office pavilions of the same vintage.

The industrial grid squares do the rest of the work: Kiln Farm, Blakelands, Mount Farm, Bleak Hall, Stacey Bushes and Tongwell, plus the larger distribution floorspace at Magna Park and the business park at Caldecotte Lake. Around the edges sit the older towns the new city absorbed — Victorian Wolverton with its railway works heritage, Stony Stratford, Newport Pagnell and Bletchley, where the building stock looks nothing like the grid.

The 1980s office is the local MEES problem

The classic Milton Keynes compliance issue is a two-storey office pavilion built in the mid-1980s: a lot of single or early double glazing, limited insulation, and electric or ageing gas heating with first-generation air conditioning. Those buildings frequently sit at E or below, and you cannot grant a new lease on anything rated F or G.

Milton Keynes City Council enforces that through trading standards. A non-domestic MEES breach carries a penalty reaching £150,000 per property; failing to provide an EPC at all is a separate offence at £500 to £5,000. Further tightening of the non-domestic standard has been consulted on, but no dates are confirmed — so the sensible approach on a pavilion you plan to re-let is to get the number now and plan the lighting and heating upgrades around the next void.

Homes on the grid

Most MK housing is newer than the national average and rates accordingly, but there are traps. The 1970s and 80s Development Corporation estates — Netherfield, Beanhill, Fullers Slade, Coffee Hall and their neighbours — include experimental construction, timber frame and narrow or unfilled cavities, and they do not always perform the way their age suggests. The 1990s and 2000s estates behave predictably. The continuing expansion at Brooklands, Whitehouse, Tattenhoe and Oakgrove produces new-build certificates in the A to B range.

Then there is the older stock in Wolverton, Stony Stratford, Newport Pagnell and Olney: Victorian terraces, stone cottages and period conversions that need the same careful handling as anywhere else. Privately rented homes across all of it face EPC C by 1 October 2030.

Commercial EPC, domestic EPC and DEC

Commercial EPCs for offices, units and retail over 50m² on sale, letting, new build or major refurbishment. Domestic EPCs for houses, flats, HMOs and new plots. DECs for public buildings over 250m², which in MK covers schools and academies, further and higher education buildings, leisure centres and civic premises.

Who we work with

Office landlords and asset managers on the central grid. Industrial landlords across Kiln Farm, Blakelands and Mount Farm. Estate and letting agents needing reliable domestic turnaround at volume. Owner-occupiers selling a unit. Schools and public bodies with DEC dates to meet.

Travel and scheduling from Nottingham

Milton Keynes is roughly ninety minutes from our Nottingham base, straight down the M1. We will not claim a local office or same-day attendance. We plan the work instead: MK and the corridor towns go into scheduled runs, with a confirmed date and travel inside the fixed quote.

The grid layout genuinely helps. Several properties across a handful of grid squares can be surveyed back to back with almost no dead time, so multi-unit and portfolio instructions come out cheaper per certificate than single bookings.

Bletchley, Wolverton, Newport Pagnell, Woburn Sands, Olney, Buckingham, Leighton Buzzard, Bedford and Towcester are all covered on the same runs.

Why EPC GO

Elmhurst-accredited assessors and lodgement within 48 hours of the survey. A fixed price before we book, with the travel in it. One point of contact from enquiry through to the certificate landing in your inbox. An evidence-led assessment — on deep-plan 1980s offices the difference between recorded evidence and software defaults can be a whole band, so we measure, photograph and document properly. Every survey includes a free measured floor plan.

Frequently asked questions

Can you do several properties across different grid squares in one visit?

Yes, and MK is the best city on our patch for it. Give us the addresses and access contacts and we will route them into a single day where the sizes allow, which lowers the cost per property.

Do you cover Bedford, Buckingham and Leighton Buzzard?

Yes. Bedford, Buckingham, Leighton Buzzard, Newport Pagnell, Olney and Towcester all sit within the same scheduled run. Bear in mind that MEES enforcement outside the MK boundary sits with that area’s own council.

My CMK office is rated E. Is that a problem?

It is not unlawful to let today, but it is one band from unlettable, and E buildings are the most exposed if the non-domestic standard tightens. We will show you what is driving the rating and the cheapest effective moves.

Do new-build plots need an EPC before completion?

Yes — a new dwelling needs an on-construction EPC, and so do new commercial buildings. Developers usually book these as a batch, scheduled around completion dates.
