Two very different ends of the same city
Wolverhampton’s commercial property splits between the new and the stubbornly old. At the M54 end, i54 South Staffordshire is modern advanced-manufacturing floorspace built to current standards, and Wolverhampton Business Park and Pendeford sit in the same bracket. The city centre is a different proposition: offices around Queen Square, Lichfield Street and Darlington Street, a good deal of it above retail or behind Victorian frontages, plus the Mander and Wulfrun centres and the long-running Westside and Interchange regeneration around the station.
Then there is the Black Country industrial estate — the real backbone of the local market. Park Lane, Neachells Lane, Springvale, Monmore Green, Bilston and Wednesfield are full of multi-bay 1960s and 70s steel-frame units, canal-side former foundries, and yards that have been sub-divided three times since they were built.
On older multi-bay industrial units, the single biggest swing in the rating is usually the heating system and the lighting, not the walls. It is worth knowing which before you spend anything.
MEES exposure on the estates
Letting a non-domestic property rated F or G is unlawful. City of Wolverhampton Council’s trading standards team enforces that locally, and a non-domestic MEES breach carries a penalty reaching £150,000 per property. The separate, smaller offence of failing to produce an EPC at all runs from £500 to £5,000.
The buildings at risk in Wolverhampton are predictable: uninsulated steel-frame sheds with gas warm-air blowers, old fluorescent lighting and translucent roof panels. Those regularly land in the F band. Tightening of the non-domestic minimum beyond E has been consulted on but no dates are confirmed, so there is no deadline panic — just a strong argument for knowing your number before a tenant asks.
Privately rented homes are on a firmer timetable: EPC C by 1 October 2030.
Homes across the city
Wolverhampton built council housing at scale, and it dominates the ratings picture. Large interwar estates at Low Hill, Bushbury and the Scotlands, cavity-walled and generally straightforward to improve. Victorian terraces cluster in Whitmore Reans, Penn Fields and All Saints, often solid brick and often converted into flats or HMOs. Penn and Tettenhall hold the bigger private semis and period houses, and the newer estates run out towards Perton and Bilbrook.
For most Wolverhampton landlords, that means the route from D to C is cavity and loft insulation plus heating controls — real work with a real cost, but not a rebuild.
What we certify
Commercial EPCs for industrial units, shops, offices and mixed-use buildings over 50m² on sale, letting, new build or major refurbishment. Domestic EPCs for houses, flats and HMOs. DECs for public buildings over 250m², which covers the city’s schools, academies, leisure centres and civic premises.
Who we work with
Industrial landlords and estate owners. Commercial and letting agents wanting one supplier across the Black Country. Owner-occupiers selling a unit or a shop with a flat over. Schools and public bodies with DEC renewal dates. Portfolio landlords running mixed residential and retail.

Coverage, and the drive from Nottingham
We are based in Nottingham, so Wolverhampton is a planned trip of about an hour and a quarter — not a same-day call-out, and we will not pretend otherwise. Black Country jobs go into the same run, you get a confirmed date rather than a morning window, and the travel is built into the fixed quote.
If you manage several units on one estate, say so at the quote stage. Six units at Neachells Lane in one attendance costs less per unit and lands every certificate in the same week.

The same schedule covers Walsall, Dudley, Bilston, Willenhall, Wednesbury, Stourbridge, Cannock, Codsall, Perton and Telford.
Why EPC GO
Elmhurst-accredited assessors. Certificate lodged within 48 hours of the survey. A fixed price agreed before anything is booked, travel included. One point of contact for the whole job. And an evidence-led assessment — on sub-divided industrial stock the software’s default assumptions are often harsher than reality, so we measure, photograph and record what is actually there. Each survey includes a measured floor plan at no extra cost.
Frequently asked questions
Do you cover Walsall, Dudley and Telford?
Yes. Walsall, Dudley, Wednesbury, Willenhall, Stourbridge, Halesowen, Cannock and Telford all sit on our Wolverhampton run and are quoted the same way.
How far ahead should I book a Wolverhampton survey?
A week’s notice usually gets you the day you want. We can move faster when a deal is live, but because we batch Black Country work, early notice gives you the most control. Lodgement is within 48 hours of the visit regardless.
My unit at i54 is new — do I still need an EPC?
If it is being sold, let or was recently built, yes. Newer units usually rate well, but the certificate still has to exist and be lodged before marketing.
Can you assess a yard with several separate buildings?
Yes. We look at how the buildings are separated, heated and let, work out whether you need one certificate or several, and quote on that basis before attending.
