Where we work

We are based in Nottingham and our assessors cover the East and West Midlands, South Yorkshire and the corridor south through Northamptonshire, Milton Keynes and Hertfordshire into London.

That is a genuine working radius rather than a map with pins on it. Our assessors travel from the Midlands base, which means Nottingham, Derby, Leicester and Mansfield are day-to-day work, Birmingham, Sheffield and Peterborough are routine, and London and the home counties are regular scheduled trips rather than ad-hoc call-outs.

How coverage actually works

Travel is factored into your fixed quote before you book, so distance is never a surprise on the invoice. A property further from Nottingham may price slightly differently from one around the corner — you see that figure up front, and it does not move afterwards.

For single properties at the edge of our range, availability depends on when we are next in that direction, so it is worth asking early. For volume and portfolio work the arithmetic flips entirely: several properties in one town, or a run of them down one corridor, are routed together in a single trip and priced accordingly.

Multi-unit sites are the most efficient of all. An industrial estate, a block of flats, a parade of shops or several floors of one office building can be surveyed in one mobilisation, which is why per-unit pricing on those jobs is lower than the same units scattered across a region.

Honest about what we are

We have one base, in Nottingham. We do not have offices in Birmingham, Sheffield or London, and we are not going to pretend otherwise — plenty of assessor directories list addresses that are nothing more than a mailbox.

What we have instead is Elmhurst-accredited assessors who travel, a diary planned around geography, and a single point of contact wherever your property is. The certificate is lodged within 48 hours of the survey whether the building is in Lenton or Lewisham.

If your property sits just outside the areas listed, ask anyway. We will give you a straight answer about whether we can cover it well, and if we cannot, we will say so rather than quote you for a job we would struggle to do properly.

Mixed portfolios across several regions

If your stock is spread across the Midlands and the South East, one account covers all of it. You get the same contact, the same turnaround and one monthly invoice, rather than a different local assessor in every town with a different standard of report.

That matters most for MEES planning. When every certificate in a portfolio is produced to the same standard by the same team, you can compare properties against each other and prioritise works sensibly. When they come from a dozen different assessors, you cannot.

Agents and property managers working across several branches should start with the partner programme, which is built for exactly this.
