What an EPC costs
The price of an EPC comes down to a handful of measurable things — whether the building is domestic or non-domestic, its floor area, how complex it is, how many units are involved and where it is — and once you tell us those, you get a fixed quote in minutes.
That is the honest version. A 70m² flat and a 4,000m² warehouse with three heated zones, a trade counter and a mezzanine are not the same job, and pricing them the same would mean one of you paying for the other. So we price the building in front of us, confirm the figure before anyone travels, and hold it.
Floor area
The single biggest factor. A small retail unit takes a fraction of the time of a 2,000m² warehouse.
Layout and complexity
Multiple floors, several heating zones, mixed use or unusual construction all add survey and modelling time.
Evidence available
Plans, previous certificates and plant documentation speed the job up. Where nothing exists, more has to be measured on site.
Location and access
Travel from our Nottingham base is factored in, and jobs grouped in one area cost less per property.
Certificate type
A domestic EPC on a two-bed flat and a DEC needing 12 months of meter data are very different pieces of work.
How many you need
Portfolios, multi-unit sites and agents booking regularly get volume pricing.
Why the cheapest quote is rarely the cheapest job
An EPC is a survey, not a download, and the quotes that look cheapest usually assume the easiest possible version of your building. Here is what tends to go wrong when price is the only thing being compared.
- Failed access turns into a re-visit charge. The headline price covers one attendance. If the tenant is out, the keys are wrong or the plant room is locked, you pay again. We confirm access directly with the occupier before the visit for exactly this reason. [CONFIRM: R2G’s own policy on re-visit charges where access fails through no fault of ours.]
- Default assumptions cost you a band. Where an assessor cannot see or evidence a construction, insulation level or heating control, the software falls back on a conservative default. Those defaults are deliberately pessimistic. On a borderline building, a rushed hour on site is the difference between an E and an F — and an F cannot be let.
- No one explains what the rating means. A cheap certificate arrives as a PDF with a letter on it. It will not tell you whether you have a MEES problem, which recommendation is worth doing, or what happens at the next lease event.
- No floor plan. Most assessors measure your building, use the measurements and keep them. We produce a measured floor plan from the same visit and give it to you.
- Nobody to call afterwards. When a solicitor, buyer or local authority queries the certificate six weeks later, you want the person who surveyed it to pick up.
A certificate that is cheap and wrong is the most expensive thing on this page. A band lost to a lazy assumption can hold up a letting, trigger improvement works you did not need, or leave a property unlettable until it is re-assessed.
What is included in our price
Every quote we give covers the whole job, not the site visit alone.
- A survey by an Elmhurst-accredited assessor, on a date confirmed with whoever holds the keys.
- Full measurement and evidence capture on site, including photographs of plant, controls, glazing and construction where they are accessible.
- The assessment itself and lodgement on the government register, within 48 hours of the survey.
- The certificate and recommendation report emailed to you, plus anyone else you want copied in.
- A measured floor plan of the property. [CONFIRM: included as standard on all jobs, or on domestic and partner work only.]
- A plain-English explanation of your rating and, if it is low, an honest view of what would move it.
- Someone on the phone afterwards who has actually stood in the building.
Pricing for agents, portfolios and multi-unit sites
If you instruct regularly, the per-property price drops. Volume pricing is how most of our agency and portfolio work is set up, and it is based on the number of certificates you expect over a year rather than a single job.
Multi-unit sites are cheaper per unit than the same units scattered across a city, because one mobilisation covers the lot. Industrial estates, blocks of flats, parades of shops and office floors in a single building all price better assessed together. The same applies to a portfolio with staggered expiry dates: we will batch what we can by geography and by date.
Agents and property managers also get a single monthly invoice rather than a payment per instruction. The commercial detail sits on the estate and letting agents page.
A fixed quote beats a “from” price
An advertised “from £” is a marketing number. It describes the smallest, simplest, closest property the assessor has ever done, and it almost never describes yours. What follows is a survey, a phone call and a revised figure — usually when you have already committed and the listing is waiting.
We do it the other way round. You tell us the use, the approximate floor area, the postcode and anything unusual about the building. We give you a fixed price for that building. If what we find on site is genuinely different from what was described — the 200m² office is actually 600m² over three floors — we tell you before we start, not after we have lodged.
That is also why we are comfortable being compared on price. When the number you are given is the number you pay, the comparison is real.
Frequently asked questions
Why don’t you publish prices?
Because any published price would be wrong for most of the buildings that need one. Non-domestic EPCs in particular vary enormously with floor area, zoning, the number of heating and cooling systems and how much evidence exists for the construction. A single headline figure would either overcharge small, simple properties or set an expectation we would have to break on complex ones. We would rather spend two minutes getting the details and give you a figure we will hold.
How quickly can I get a quote?
Within minutes during working hours. We need the property use, approximate floor area, the postcode and whether anyone is in occupation. If you have a floor plan or a previous certificate, send it and the quote will be more precise still.
Is a commercial EPC more expensive than a domestic one?
Usually, yes. Non-domestic assessments use a different method, take longer on site and require far more evidence about construction, services and controls. A small shop can be straightforward; a mixed-use building with several heating systems is a different proposition.
Does a low rating cost more to assess?
No. The rating does not affect the price — the work involved is the same whether the building comes out at a B or a G. What a low rating may lead to is a conversation about improving it, and that advice is part of the job rather than an add-on.
What happens to the price if the assessor can’t get in?
We would rather it never comes to that, which is why we contact the occupier or keyholder directly to confirm access before the visit rather than relying on messages passed down a chain. If access fails on the day, we will tell you straight away what it means for the booking and the cost. [CONFIRM: exact re-visit policy and any charge.]
Can you price a whole portfolio in one go?
Yes. Send us a schedule with addresses, uses and floor areas and we will price the lot, flag which certificates are closest to expiry and propose an order of works that keeps travel — and therefore cost — down.
