Derby is an engineering city, and its buildings show it

Derby splits neatly into three kinds of property, and each one behaves differently on an energy assessment.

There is the engineering estate: Pride Park’s late-1990s offices and sheds, the rail works at Litchurch Lane, the aero sites around Sinfin and Victory Road, Infinity Park out towards Burnaston, and the older trading estates at Ascot Drive, Raynesway and Spondon. Big volumes, process heat, and lighting that was never designed with a certificate in mind.

Then the historic core: the Cathedral Quarter, Iron Gate, Sadler Gate and the Georgian townhouses along Friar Gate that have spent forty years as solicitors’ and accountants’ offices. Add the Derwent Valley Mills at Darley Abbey, where World Heritage status sits on top of working commercial lettings.

And then the modern retail and leisure floorspace around Derbion, St Peter’s Quarter and the Becketwell regeneration.

Commercial EPCs in Derby

A commercial EPC is required for non-domestic buildings over 50m² at sale, letting, new build or major renovation, and it runs for ten years.

Pride Park units and distribution sheds are usually straightforward once the lighting and heating are properly recorded. Friar Gate townhouse offices and the mill conversions are the ones worth getting right — thin-walled, high-ceilinged and easy to under-rate if the assessor guesses rather than measures.

Domestic EPCs across the city

Derby’s rental stock leans heavily on Victorian and Edwardian terraces in Normanton, Pear Tree, Rose Hill and Chaddesden, plus big interwar semis in Allestree and Littleover.

Those terraces are where MEES bites: solid walls, replaced-in-stages windows and older boilers. At the other end, the new estates at Mickleover, Boulton Moor and Chellaston rate well and certificate quickly. We also do riverside and city-centre apartments, and HMOs let to students and hospital staff.

DECs for schools and public buildings

Derby has a large academy and council estate, and any public building over 250m² that the public visit needs a Display Energy Certificate on show. Over 1,000m² that is an annual job. We run multi-site school and trust estates together so you get one booking, one contact and one invoice.

Who we work with here

Commercial landlords and managing agents on Pride Park and in the city centre. Estate and letting agents who need certificates lodged before a listing goes live. Owner-occupiers selling a shop, workshop or unit. Schools, academy trusts and public bodies needing DECs.

MEES: the Derby risk

You cannot grant a new lease on a commercial property rated F or G. Derby City Council Trading Standards enforces it, and non-domestic MEES penalties reach £150,000 per property. The separate £500 to £5,000 fine is for failing to provide an EPC at all — two different offences.

For houses, the private rented sector must reach EPC C by 1 October 2030. If you hold a row of Normanton terraces, that is a plan to start costing now rather than in 2029.

Tighter non-domestic standards were consulted on, but as of the March 2026 partial response no future dates are confirmed. We will not tell you otherwise.

Frequently asked questions

Do you cover Burton upon Trent and Ashbourne as well as Derby?

Yes. Burton, Ashbourne, Belper, Swadlincote and the surrounding South Derbyshire and Derbyshire Dales villages are all part of our standard Derby run, at the same fixed pricing.

Can you assess a listed building in the Cathedral Quarter?

Yes. Listed status does not exempt a building from needing an EPC, and the old heritage exemption was removed in the 2026 reforms. We will note which improvements are realistic given consent restrictions.

I have twelve units on an industrial estate. Can you do them in one visit?

Usually, yes. Tell us the unit sizes and tenancy arrangement and we will quote the whole set as one job, surveyed in a single day where access allows.

How soon can you survey in Derby?

Typically within a few working days, and faster if a sale or lease is waiting. The certificate is lodged within 48 hours of the survey either way.
