A distribution town with a Victorian industrial core
Northampton’s commercial market is built around the M1. Brackmills is the largest of the industrial estates, a mix of big distribution sheds and smaller trade units; Swan Valley sits on the other side of town doing much the same job, and Moulton Park carries lighter industrial and trade counters to the north. Junctions 15, 15A and 16 have drawn big-box logistics for decades, and the pattern continues out towards Daventry.
The town centre is a different market altogether: the Market Square, the Drapery and Gold Street, Victorian and Georgian frontages with offices and flats above retail, plus the professional offices along Cliftonville and around the Waterside regeneration area by the river. Scattered through St James, Far Cotton and Semilong are the brick shoe factories the town was built on — most now workshops, studios, self-storage or residential conversions, and almost all solid-walled.
| Building type | Typical certificate |
|---|---|
| Brackmills or Swan Valley unit | Commercial EPC on sale, let or new build |
| Town-centre shop with flats above | Commercial EPC plus domestic EPCs |
| Academy or leisure centre over 250m² | Display Energy Certificate |
Northampton homes
Northampton’s housing comes in three clear layers. Victorian terraces built for the boot and shoe trade fill Abington, Semilong, Far Cotton and St James — solid brick, small, and the stock most likely to sit at D or E. Then the expansion-era estates from the town’s designated growth period: Lumbertubs, Thorplands, Blackthorn, Kings Heath and the wider Eastern District, largely cavity construction and much of it originally local-authority built. Finally the modern estates at Upton, Grange Park, Collingtree and Overstone, which generally rate B or C without intervention.
Add a steady HMO market around the Waterside campus and the town centre, and most Northampton landlords are holding at least two of those three types.
MEES, and West Northamptonshire Council
If a commercial property is rated F or G you cannot grant a new lease on it. Enforcement sits with West Northamptonshire Council’s trading standards service, and non-domestic MEES penalties reach £150,000 per property. The separate penalty for failing to provide an EPC at marketing is £500 to £5,000 — different offence, different scale, often confused.
In Northampton the risk is rarely in the new sheds. It is in the older trade units, the converted shoe factories and the first-floor offices above high-street retail, where heating is electric, insulation is minimal and nobody has looked at the certificate since the last letting. Further tightening of the non-domestic minimum has been consulted on but no dates are confirmed, so this is a planning exercise rather than a deadline.
For rented homes, EPC C by 1 October 2030 is confirmed and worth phasing across tenancy changes.
Who we work with here
Industrial and trade-estate landlords. Commercial agents and managing agents handling multi-let buildings. Letting and estate agents needing domestic EPCs turned around to a deadline. Owner-occupiers selling or refinancing. Academy trusts, colleges and public bodies with DEC renewals.

Coverage and how we schedule Northampton
We are Nottingham-based, which puts Northampton a planned hour and a quarter down the M1. This is a booked visit on an agreed date, not a same-day attendance. Northamptonshire jobs go into the same run, the date is confirmed before you organise access or tenant notice, and travel sits inside the fixed quote.
That makes us a good fit for portfolio work. Eight units at Brackmills, a parade on the Wellingborough Road or twenty rentals across the town and its villages are cheaper surveyed as a planned block than one at a time.

The same runs cover Daventry, Towcester, Brackley, Wellingborough, Kettering, Rushden, Corby and Market Harborough.
Why EPC GO
Elmhurst-accredited assessors, so the lodgement is right first time. Certificate on the register within 48 hours of the survey. A fixed quote agreed before we book, travel included. One named contact throughout. And an evidence-led survey — on converted factories and altered trade units, recording the actual construction instead of accepting software defaults often means a materially better rating. A measured floor plan is included with every survey at no cost.
Frequently asked questions
Do you cover Daventry, Kettering and Wellingborough?
Yes. Daventry, Towcester, Brackley, Wellingborough, Kettering, Rushden, Corby and the surrounding villages are all part of our Northamptonshire coverage and priced the same way. Note that north Northamptonshire falls under a different council for MEES enforcement than Northampton itself.
How much notice do you need for a Northampton booking?
Around a week gets you your preferred day. We can move faster for a deal under pressure — tell us the deadline and we will say yes or no honestly rather than booking and hoping.
Can you survey a large distribution unit?
Yes. Large-footprint buildings take longer on site but are straightforward to assess, and we confirm the survey duration and fixed price before attending.
Do I need a new EPC after fitting out an empty unit?
Often, yes. A major refurbishment changing the fabric, heating, ventilation or lighting can trigger a new certificate, and a fresh one usually helps on re-letting anyway. Send us the scope and we will tell you.
