Uphill and downhill are two different property markets
Lincoln is split by a hill, and the split runs through its commercial property too.
Uphill, around the Cathedral, Bailgate, Castle Hill and Steep Hill, almost everything is listed or in a conservation area. Medieval and Georgian stone and brick, now holding independent shops, restaurants, galleries, solicitors and small professional offices. Lovely buildings, difficult certificates.
Downhill is the working city: High Street retail, the Cornhill Quarter regeneration, the Brayford Waterfront with its university buildings, bars and modern offices, and then Lincoln’s long engineering tradition around Firth Road and the old Ruston works, where gas turbine manufacturing still happens.
Industrial and distribution floorspace sits on Witham Park off Waterside South, the Allenby and Sadler Road estates, and Teal Park at North Hykeham, where the modern logistics and trade units are. Add the Lincolnshire Showground and the agricultural sector it serves, and you have the full range.
Commercial EPCs in Lincoln
Non-domestic buildings over 50m² need a valid EPC at sale, letting, new build or major renovation. Ten-year validity.
Teal Park and Witham Park units survey quickly. The uphill buildings do not: thick masonry, single glazing that cannot be replaced, heating fitted around historic fabric, and floor areas that no two previous assessors have measured the same way. That is where a measured, evidence-led survey earns its fee.
Domestic EPCs across the city and county
Lincoln’s rental stock is built on the West End and Monks Road Victorian terraces, plus the student HMOs that have spread uphill and along the Brayford side since the university grew.
Around that: 1930s semis in Boultham, Birchwood and Ermine, large new estates at North Hykeham, Witham St Hughs and Swinderby, and apartments in converted waterside warehouses. Out in the county, you are into brick-and-pantile cottages, stone farmhouses and bungalows off the gas grid, heated by oil, LPG or electric storage — the hardest domestic properties in the region to get to a C.
DECs for public buildings
Public buildings over 250m² visited by the public need a Display Energy Certificate on show, renewed annually above 1,000m². Lincolnshire’s schools, academies, leisure centres and civic buildings are regular DEC work for us, and rural multi-site trusts are easier to do as one planned round.
MEES in a county of hard buildings
You cannot grant a new lease on commercial premises rated F or G. In the city that is enforced by the City of Lincoln Council, and in the surrounding districts by North Kesteven, West Lindsey or East Lindsey. Non-domestic MEES penalties reach £150,000 per property; the separate £500 to £5,000 penalty is for failing to provide an EPC at all.
Listed buildings are no longer exempt from needing an EPC under the 2026 reforms, which has caught out a number of uphill owners. Having the certificate and having a realistic improvement plan are two different things, and we will tell you honestly which recommendations stand a chance of consent.
For homes, the private rented sector must reach EPC C by 1 October 2030 — the off-grid rural properties are the ones to start on.

Frequently asked questions
Can you assess a listed building in the Bailgate and cathedral quarter?
Yes. Listed status no longer exempts a building from the EPC requirement. We survey the fabric as found, and the recommendation report distinguishes between what is realistic under listed building consent and what is not.
Do you cover Sleaford, Gainsborough and the Lincolnshire villages?
Yes. Lincoln is a scheduled run for us, and we routinely extend it to Sleaford, Gainsborough, Market Rasen and the villages in between. Grouping jobs on one trip keeps the price down.
My rural property is heated by oil and has solid walls. Can it reach C?
Sometimes, and sometimes not without significant work. We will give you the honest answer, the measures that move it, and where a legitimate exemption may apply rather than selling you upgrades that will not pay back.
How quickly can you survey in Lincoln?
Normally within the week. Lodgement happens within 48 hours of the survey, so the whole thing is typically done inside two to three working days once we have visited.
