The Midlands has the most varied commercial stock in England
We cover the East and West Midlands from an office in Nottingham, and no two parts of it present the same assessment problem.
The East Midlands runs on engineering and logistics: Derby’s rail and aero estates, Leicester’s surviving factory floorspace, and the freight parks strung along the M1 and A5 — East Midlands Gateway near Castle Donington, Magna Park at Lutterworth, DIRFT at Daventry. Around them sit Georgian market towns like Newark, Melton Mowbray and Market Harborough, where the commercial property is listed brick with a shopfront in it.
The West Midlands is denser and older. Birmingham’s city-centre offices and the Jewellery Quarter’s small workshops, the Black Country’s tight industrial grain through Wolverhampton, Dudley and Walsall, Coventry’s postwar rebuild and ring-road blocks, and the Potteries around Stoke, where former pottery and tile works have become workspace and retail.
Then there is the regeneration layer everywhere: canal-side conversions, mill and works buildings turned into offices and flats, and new distribution sheds on reclaimed industrial land.
What we do across the region
Three certificates, one team.
- Commercial EPCs for non-domestic buildings over 50m² at sale, letting, new build or major renovation. Offices, retail, industrial, warehousing, leisure and mixed-use. Valid ten years.
- Domestic EPCs for houses, flats, HMOs and new builds — the volume product, and the one agents buy repeatedly.
- Display Energy Certificates for public buildings over 250m² that the public visit: schools, academies, councils, NHS premises and leisure centres. Annual above 1,000m², otherwise a ten-year certificate with a seven-year advisory report.
Who we work with
Commercial landlords and managing agents holding property in more than one Midlands town. Estate and letting agents who need certificates lodged before a listing goes live. Owner-occupiers selling or refinancing premises. Schools, academy trusts and public bodies needing DECs, often across several sites.
Portfolios spread across the region are the reason this page exists. If you hold units in Nottingham, Coventry and Stoke, you should not be instructing three different firms and chasing three invoices.
MEES across a region of old buildings
You cannot grant a new lease on a commercial property rated F or G anywhere in England. Enforcement is local: Trading Standards at the relevant council, which in practice means a different authority for every town your portfolio touches. Non-domestic MEES penalties reach £150,000 per property. Failing to provide an EPC at all is a separate penalty of £500 to £5,000.
Tighter non-domestic minimums were consulted on, but as of the March 2026 partial response no future dates are confirmed. Plan for them; do not let anyone sell you a deadline that does not exist yet.
For housing, the deadline is real and dated: privately rented homes must reach EPC C by 1 October 2030. Across a Midlands portfolio of Victorian terraces and interwar semis, that is a multi-year programme, and the sensible time to cost it is now.

Where we go
Nottingham is home and gets our fastest availability. From there the region divides into natural runs: Derby, Loughborough and Leicester to the south-west; Mansfield, Newark and Lincoln to the north and east; Chesterfield, Sheffield and Rotherham up the M1; Birmingham, Coventry, Wolverhampton and Stoke-on-Trent across the West Midlands; and the corridor south through Northampton, Milton Keynes, Luton and on to London.

- Fixed price quote for the whole schedule, with travel included, agreed before anyone books a van.

Frequently asked questions
Do you cover the whole Midlands or just the East Midlands?
Both, and south along the corridor to London. Our assessors are based in Nottingham, so East Midlands jobs get the quickest slots, but West Midlands and southern work is scheduled weekly rather than occasionally.
Can you handle a portfolio spread across several counties?
Yes, and that is what we are set up for. Send the full address schedule and we will plan it into efficient rounds, quote it as one fixed price and give you one contact and one invoice.
Which council enforces MEES on my property?
The local authority for the property’s address, through its Trading Standards service — so a portfolio can sit under half a dozen different authorities. Our reports note the enforcing authority for each site.
How long does each certificate take?
The certificate is lodged on the national register within 48 hours of the survey, with the report emailed to you. Two to three working days end to end is typical.
