A Georgian market town with an A1 junction attached

Newark-on-Trent is two commercial towns in one, and they could not be less alike on an energy assessment.

The historic town is the Market Place, the Town Hall, Castlegate and Northgate: a dense conservation area of Georgian and Victorian brick, listed frontages, coaching inns and three-storey townhouses converted into offices, consulting rooms and flats. Sash windows, solid walls, internal layouts that have been reorganised four times.

Then there is the edge of town, where the A1 crosses the A46 and A17. Newark Business Park, the Brunel Drive and Beacon Hill estates, the units around Balderton and Hawton Lane, and the agricultural and food-sector businesses that cluster around the Nottinghamshire County Showground. Steel sheds, cold stores, workshops and grain buildings.

A lot of our Newark work is also rural: farm buildings converted into office suites, holiday lets and light industrial units out in the Trent villages.

Commercial EPCs in and around Newark

Any non-domestic building over 50m² needs a valid EPC at sale, letting, new build or major renovation. It is good for ten years.

Town-centre listed premises take the most care. Modern sheds on Brunel Drive are quick but reward accurate lighting and heating records. Converted agricultural buildings are a category of their own — mixed construction, oil or LPG heating, sometimes biomass — and they are routinely under-rated by assessors who do not look properly.

Domestic EPCs in Newark and the villages

Newark’s housing runs from Georgian townhouses split into flats around Castlegate, through Victorian terraces off London Road and Beacon Hill, to very large modern estates at Fernwood and Balderton that certificate easily.

Out in the villages — Collingham, Farndon, Sutton-on-Trent, Caunton — you get brick and pantile cottages, stone properties and farmhouses off the gas grid, running on oil, LPG or electric heating. Those are the homes where the EPC rating and the MEES deadline need a proper conversation rather than a tick box.

DECs for public buildings

Public buildings over 250m² that the public visit need a Display Energy Certificate on display, renewed annually above 1,000m². Newark and Sherwood’s schools, leisure centres and civic buildings all fall in scope, and we are set up to run several sites in one visit.

Who we work with here

Commercial landlords and agents in the town centre. Farm and estate owners with diversified buildings. Estate and letting agents across Newark and Southwell. Owner-occupiers selling business premises. Academy trusts and public bodies needing DECs.

MEES for a conservation-area town

You cannot grant a new lease on a commercial building rated F or G. Newark and Sherwood District Council Trading Standards enforces it, and non-domestic MEES penalties reach £150,000 per property. The separate £500 to £5,000 penalty is for failing to provide an EPC at all.

Newark’s listed and conservation-area buildings are where owners get caught. Under the 2026 EPC reforms the old heritage exemption has been removed, so a listed office still needs a certificate. The practical answer is usually secondary glazing, heating controls, lighting and insulation where consent allows — and we will say plainly when an improvement is not going to get past conservation officers.

Private rented homes must reach EPC C by 1 October 2030, which matters most for those off-grid village properties.

Frequently asked questions

Can you assess listed buildings in the Castlegate conservation area?

Yes. Listed buildings still need EPCs — the heritage exemption was removed in the 2026 reforms. We assess what is actually there and flag which recommendations are realistic where listed building consent is required.

Do you cover the villages and farms outside Newark?

Yes, and at the same fixed price. Collingham, Farndon, Sutton-on-Trent, Caunton, Southwell and the surrounding farmland are all within our normal Newark run, including converted barns and off-grid properties.

My barn conversion is heated by oil. Will that wreck the rating?

Not necessarily. Oil scores worse than mains gas but far better than old electric heating, and insulation levels usually matter more. We will show you what each upgrade is worth before you spend anything.

How quickly can you get the certificate to me?

Lodged on the national register within 48 hours of the survey, with the full report emailed to you — two to three working days from booking in most cases.
